Yorkshire law firm Gordons has advised Ilkley-based property developer Candelisa on the acquisition and letting of a property in the town’s Wells Road.

Bought from the Law of Property Act receivers of Kingsley House Investments (Skipton) for an undisclosed sum, the 4,330 sq ft, two-storey building has now been refurbished and fully let to four high-quality new tenants.

The property is now occupied by the Swedish financial services group Handlesbanken, Ilkley-based luxury car funder Bridford Financial Solutions and payroll specialists Modus UK, trading under the banner OnePay. Candelisa occupies the fourth unit, which is the group’s new head office.

Candelisa was formed by two successful architects and is now a UK and international property development group. It boasts a varied portfolio, covering many sectors, from residential and retail developments to regeneration and investment projects.

Simon Mydlowski, commercial property solicitor at Gordons, advised Candelisa on the purchase and letting of the Wells Road building, a process completed in less than six months.

Candelisa director Guy Taylor said: “We were thoroughly impressed with Gordons’ service and expertise over this fantastic business centre. Simon and his colleagues advised us on acquiring the property, then drafted and negotiated the agreements for lease and leases of the units.

“From the outset, they showed an impressive grasp of our business needs and ensured everything was finalised quickly, considering the large amount of work they had to do.”

Handlesbanken is one of Sweden’s leading banks, with over 700 branches worldwide, including more than 100 in the UK, about 20 of which are in Yorkshire.

Bridford Financial Solutions provides funding for prestige vehicles, including supercars, such as Ferraris, Porsches and Bentleys, to high net worth individuals, including Premier League footballers.

OnePay provides payroll card solutions for employers and recruitment agencies. Since 2006, it has worked closely with MasterCard and banking partners Barclays and Raphaels, to provide a service specifically for businesses employing temporary workers. Its clients range from owner-managed specialist agencies to the largest operators in the UK.

Simon Mydlowski said: “We were very pleased Candelisa asked us to help with this important project, which we knew had to be completed within a demanding timescale. To have accomplished our side of the task so quickly, and to the client’s complete satisfaction, is testament to the commitment and expertise of the team here. We now wish Candelisa and the building’s other occupants the very best in their new offices.”
