Gordons advises Murphy on warehouse letting to Sysco
Wednesday 14th January 2026
A team led by commercial property partner, Nick Chamberlain, and including construction lawyer, George Pegasiou has advised construction and engineering company Murphy on the 25-year letting of a 479,000 sq ft upgraded warehouse facility to wholesale restaurant food distributor Sysco.
Called Hemel 465, the warehouse is strategically located at junction 8 of the M1 in Hertfordshire. The vacant building, which was taken back by Murphy in a state of disrepair in 2023, was upgraded using the company’s self-delivery model.
The substantial works undertaken by Murphy included a new slab, multi-storey car park, hub offices and power upgrades all against a tight timetable.
Steve Faber, group property director at Murphy, said: “Hemel 465 was an outstanding team effort and an exceptional example of Murphy’s multi-disciplined engineering and construction expertise.
“The result is an excellent warehouse facility for Sysco which will further enable the business’s growth plans.
“This was a complex project subject to pressing timescales which was delivered safely and on time. It was a real team effort with the letting secured by our longstanding legal adviser Gordons showing once again why we value the firm so highly.”
Murphy was founded in 1951 and employs more than 4,200 people. The business operates in the UK, Ireland, Canada, USA and Australia providing solutions to infrastructure sectors including transportation, water, energy and natural resources.
Nick Chamberlain added: “Hemel 465 was a remarkable project which showcased the effectiveness of our longstanding client’s integrated approach.
“It has revitalised an economic asset for the business and provides Sysco with an upgraded warehouse in an ideal location for its substantial operations.”
Murphy was also advised on the letting by property agents CBRE whilst DTRE acted for Sysco.
All values relating to the letting are undisclosed.
