4Urban's 5Rise development
The development
Involved the remodelling by developers 4Urban of the tired Myrtle Walk Shopping centre into 5Rise, a retail and residential destination in the heart of Bingley. The complex comprises of 10 residential apartments and an enhanced library, delivering long term benefits to the local area by providing a great place to live, shop and socialise. Existing tenants NatWest, Boots, Superdrug and Enterprise Inns sit alongside new occupants including Co-op, Greggs, Betfred, Home Bargins and Bradford Council.

How we helped
Gordons advised 4Urban in relation to all aspects of the redevelopment from site acquisition, obtaining planning permission, including an appeal and agreements under S106 of the Town and Country Planning Acts, relocation of tenants, including the provision of a temporary library until the permanent library has been completed, pre-letting of units and procurement of the Building Contract.
More specifically this included: agreements for surrender with existing tenants and a new lease for an alternative site with the anchor tenant supermarket operator, agreements for development and Lease with retail tenants new to the scheme and other retail tenants being relocated within the re-developed scheme. Other advice has been given relative to road agreements under S278 of the Highways Act.
